I just tried a demo of a 3d adventure game yesterday.  I'm not going to mention the title, but it's the same thing with them for some reason.  They all involve a lot of walking around with only a few hot spots.  They also load the environment so my computer runs at about 10 frames per second.  Granted, my computer is a little old, but I can still play a lot of open world rpg's.  Kind of disappointing.

The Tex Murphy games used 3D really well.

Yes, they did.  Some new developers should look at what's been successful in the past.
